Urmeaza scos copaci, sapat gropi pentru stalpii de gard si pus gard.&lt;br /&gt;&lt;br /&gt;Am gasit si arhitecta/proiectanta care sa ne faca proiectul. Pret: 6 eur/mp. Ne-a facut si lista de acte si taxe ce ne vor secatui de nervi si bani asa ca totul e conform planului. Se pare ca domnul Toma a prins un pic de ciuda ca pretul terenului a crescut si ca un banatean adevarat nu a mai stiut cum sa mulga mai multi bani de pe noi. Eticheta nu ne da voie!"&lt;br /&gt;&lt;br /&gt;Azi la telefon a zis ca tre' sa se mai gandeasca pana &lt;span style="font-weight: bold;"&gt;joi&lt;/span&gt;. De la altcineva am aflat ca aceasta persoana mai are un client care ar vrea sa cumpere tot terenul (nu doar jumate cat vrem noi) si ca ar iesi cu vreo sutica 2 in plus, dar la lume a zis ca daca noi nu ducem avansul pana maine, il vinde la aia.&lt;br /&gt;Poftim??? HelOOOoo!!... &lt;span style="font-weight: bold;"&gt;oamenii din Cerneteaz sunt&lt;/span&gt; niste oameni&lt;span style="font-weight: bold;"&gt; de tot cacatul&lt;/span&gt;. Fara pic de hotarare sau seriozitate sau omenie sau cuvant sau cum vrei sa-i zici.&lt;br /&gt;Rahati intr-o tara de rahati! Asa se intampla cand faci afaceri cu oameni de rahat care sustin sus si tare ca cuvantul e cuvant si dupa aia te taraganeaza si te amana de nu te vezi. Ca dupa aia sa aflii ca el defapt are alte planuri si intentii.&lt;br /&gt;&lt;br /&gt;Asa ca am schimbat planul. Vom cumpara o casa buna in Cerneteaz cu teren mare pe care o renovam, dezmembram terenul, vindem casa si ne construim casa ce ne-o doream. Sistemele constructive din lemn nu sunt un mijloc traditional de a construi in Romania. Inainte de a protesta, ganditi-va ca locuinta traditionala din lemn a taranului roman nu era realizata din panouri din lemn modulate la 60 de cm, rigidizate cu placi din OSB, termoizolate cu termosisteme de fatada, cu folii anticondens, ignifugate, tratate contra daunatorilor, etc In aceste conditii, locuintele din lemn care trebuie considerate niste constructii moderne, fac apel la tehnologii relativ noi in Romania. De asemenea, ele sunt greu realizabile in regie proprie, pur si simplu datorita faptului ca prea putini stiu sa le faca. Astfel, preturile caselor din lemn, cu finisaje asemanatoare, respectand toate normele si tehnologiile care trebuie inglobate in acestea, trec in mod serios de pragul de 200 EURO/mp, ajungand si pana la 250 EURO/mp, in conditiile in care se pot construi case din zidarie cu preturi nu mult mai mari de 300 EURO/mp. In plus, in randurile populatiei exista o neincredere in ceea ce priveste aceste constructii, deoarece psihologic nu sunt la fel de „trainice”. Astfel, desi casele din lemn sunt ceva mai ieftine ele sunt extrem de greu vandabile. Si inca asteptam clientul entuziasmat. Majoritatea agentii. Intrebau de apartamentul ce-l vindem. A aparut in publitim. Cred ca pana acuma - 24 ore mai tarziu - am raspuns amandoi la cel putin 60 de apeluri. Au fost chiar si agenti si clienti in vizita sa vada apartamentul. Unii au zis ca pretul e ok, altii ca e cam scump - dar ca asa e piata.&lt;br /&gt;&lt;br /&gt;Marti vom face precontract pentru teren iar sambata viitoare vom stii mai bine ce sa scriem in anuntul pentru apartament. Deja stim tot ce intreaba agentiile si o sa ne scutim de dat detalii aiurea la telefon. Sunt informatii pe care noi cei fara experienta in consctructii de case nu le stim si de aceea au o oarecare valoare (informativa sau preventiva macar):&lt;br /&gt;&lt;blockquote&gt;O casa poate fi extraordinar de scumpa, dar proasta. Ce trebuie urmarit atunci cand vrem sa ne construim o casa pentru a nu plati la ea trei generatii? In randurile noastre circula o serie de mituri privind anumite secrete care pot aduce un pret mic al caselor. O sa le discutam pe rand.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Mitul materialelor de constructii ieftine&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Multi clienti intreaba daca este mai convenabil sa construiesti o casa din BCA sau una din caramida. Alta varianta de intrebare este lemn sau caramida? Pentru BCA, raspunsul pare evident: BCA-ul este mult mai ieftin decat caramida, dar lucrurile nu stau chiar asa. BCA-ul este un material neportant. In concluzie, structura de rezistenta a casei nu va mai fi zidaria portanta ci o structura in cadre, in care blocurile de bca nu fac altceva decat sa “umple” cadrele. In aceste conditii, centurile de 25 de cm devin grinzi de 35-40 cm, samburii din beton armat, tot de 25x25 cm devin stalpi de 35x35 sau chiar de 40x40 cm, iar, ceea ce este mai important, gradul de armare creste de la 80-90 kg otel/mc la 110-130 kg/mc. Daca cineva are curiozitatea sa faca un calcul simplu, am descoperi ca in final, nu iese nici o afacere din inlocuirea caramizilor cu BCA. Mergand chiar si mai mult cu speculatiile, aflam ca se prefera caramizile mai scumpe, dar de o mai buna calitate, celor ieftine, deoarece daca un zidar poate lucra un metru cub de zidarie clasica pe zi, la blocurile ceramice mari, de calitate, cu fetele intr-adevar paralele, acesta va zidi chiar peste 2 mc pe zi. In conditiile in care se construieste tot mai mult, pretul fortei de munca in constructii s-a ridicat, pentru personalul calificat, mai ales ca multi dintre acestia prefera sa lucreze legal sau clandestin in tarile vestice sau in Israel, pentru salarii mult mai bune. Deja un zidar bun costa pe angajatorul sau 500.000 de lei pe zi, plus mancarea de circa 100-150 mii lei pe zi. La un calcul sumar, acesta ajunge sa castige la 25 de zile lucrate pe luna, undeva pe la 400 de EURO/luna, fara a mai pune la socoteala impozite, taxe, CAS, somaj, etc Tendinta va fi de a cauta acele materiale de constructii care, in ciuda pretului ceva mai mare, vor necesita tot mai putina forta de munca calificata, pentru tot mai multe dintre aceste materiale, furnizorii chiar incepand sa ofere montaj gratuit. Existenta unui istoric al firmei &lt;br /&gt;2. Garantie (obligatorie prin lege)&lt;br /&gt;3. Tehnologia (utilajele, ingineri, etc.)&lt;br /&gt;4. Posibilitatea obtinerii unor discounturi la materiale&lt;br /&gt;5. Existenta contract (etape, cost pe fiecare etapa materiale/manopera, termene limita, penalitati daca nu se respecta contractul)&lt;br /&gt;&lt;br /&gt;Dezavantaje firma:&lt;br /&gt;&lt;br /&gt;1. Costuri suplimentare ce se pun in deviz (impozite pe salarii, profit, cheltuieli indirecte - sediu, contabil, etc) &lt;br /&gt;2. Inflexibilitate - schimbarile pe parcursul executiei sunt mult mai greu de negociat&lt;br /&gt;&lt;br /&gt;Avantajul principal "echipa"&lt;br /&gt;&lt;br /&gt;1. Pret mult mai avantajos la manopera&lt;br /&gt;&lt;br /&gt;Dezavantaje&lt;br /&gt;&lt;br /&gt;1. Riscurile inerente inexistentei unui contract &lt;br /&gt;2. Posibilitatea aparitiei unor greseli constructive fara a putea fi remediata&lt;br /&gt;3. Factori subiectivi de tot felul ("tre sa stea cineva permanent la locul constructiei pentru a nu fura materialele", "am schimbat 4 echipe pana acum", "sefu', nu cumperi si tu niste bere pentru baieti sa munceasca mai cu spor?")....&lt;br /&gt;&lt;br /&gt;Daca totusi decideti sa lucrati cu o echipa, 2 lucruri sunt esentiale:&lt;br /&gt;&lt;br /&gt;1. Proprietarul este dispus sa faca dezmembrarea, ni l-a si promis doar ca tre' sa asteptam un pic sa faca succesiunea mai intai pentru ca este mostenire. Ne da exact cat vrem - si anume 800 mp ceea ce inseamna un teren de 40 m pe 20 m (front stradal). Deci la teren suntem in stadiul "asteptare". Iar maine apare anuntul cu apartamentul pe portal la sectiunea anunturi particulare si sper sa inceapa sa sune telefonul. Oricum eu nu ma bazez prea mult (inca) pe serviciile astea online si mai mult parca pe Publtim. Deci sambata viitoare sper sa avem o tona de musafiri :) Deci si la apartament suntem la capitolul asteptare. Vineri am pus apartamentul in vanzare pe imobiliare.ro dar apare abia maine online. Intai merge la agentii. E ciudat ca trebuie corelate vanzarea apartamentului cu cumpararea terenuri astfel incat sa nu stam pe drumuri cautand pamant. Si nici sa nu pierdem oferte de teren in asteptarea (zadarnica) de vanzare a pamantului.
